Q: I’m gearing up to close on a new construction home. Do I still need to get an inspection?

A: Many home buyers mistakenly believe that if they’re buying a newly constructed home, they don’t need to order a home inspection. The truth is, brand new homes are not immune to major problems. These issues can accumulate into costly repairs down the road or lead to inconvenient downtime when key home systems aren’t functioning.

Why New Homes Still Need Inspections
The reason newly constructed homes still need a home inspection boils down to the distinction between building code inspectors and home inspectors, and what each looks for.

Building Code Inspectors:

Review specific aspects of a home during each visit.
Often manage a large workload, covering many homes in a short time.
Inspections can sometimes be influenced by relationships with builders.

Home Inspectors:

Trained to comprehensively assess hundreds of home features.
Consider all aspects of the home and identify safety concerns and potential maintenance issues.
Provide an unbiased perspective for informed home buying decisions.

During every home inspection, something substantial and worth addressing is inevitably uncovered, because (as the saying goes) no home is perfect, not even brand-new ones.

Common Issues Found in New HomeThe list of issues found in newly constructed homes is just as long and varied as it is for resales. Every home is unique, and even experienced inspectors encounter new and unexpected problems.

Recommendations for New Homeowners
Even if you opted to forgo a buyer’s inspection, it’s still recommended to schedule a home inspection before your builder’s warranty expires (typically twelve months after construction). Contact your local home inspector to learn more about builder’s warranty inspections and ensure your builder addresses any necessary repairs under warranty.

By understanding the limitations of building code inspections and the value of a comprehensive home inspection, you can make informed decisions throughout the home buying process, even for newly constructed homes.

But unfortunately, deferred maintenance tasks can get out of control quickly, often resulting in an even higher repair bill than you imagined. Here are the five key ways skipping routine maintenance or putting off repairs can impact your home:

1. Small Issues Turn Into Major Repairs
Though it may take some time, a minor concern rarely stays that way. For example, a slow plumbing leak can eventually lead to mold and widespread water damage. Addressing problems as soon as you notice them is always the better solution, not to mention more affordable in the long run.

2. Costs Compound Over Time
Delaying maintenance doesn’t just postpone expenses; it actually increases them. What was once a matter of routine upkeep can turn into a much larger investment.

3. Safety Risks Increase
Many maintenance issues can turn into serious safety concerns when ignored. A loose railing or an electrical outlet that sparks may not seem like a priority, but they pose a major risk of falls or electric shock. This becomes especially important when hosting guests who may not be aware of a home’s “quirks.”

4. Property Value Declines
When you go to sell your home, deferred maintenance items are sure to come to light. You may be asked to shell out for repairs or reduce your asking price, or buyers may even be inclined to back out of the deal.

5. Bills Go Up
A well-maintained home performs better overall. Drafty windows or a dishwasher in need of repair can lead to higher bills and a less comfortable home. Staying ahead of maintenance helps keep everything running smoothly.

The duct is allowing warm, humid air to be discharged into the space rather than being vented outdoors, and is likely connected to a bathroom exhaust fan. You can see evidence of moisture in the staining surrounding the duct. Over time, this moisture will likely lead to mold growth and wood deterioration, which will eventually lead to poor indoor air quality. It could even cause extensive structural damage. This attic should be evaluated by a qualified professional to ensure proper ventilation.

Here is a quick DIY checklist for giving your deck a once-over. Remember, when in doubt about the condition, get in touch with a professional contractor for an evaluation and possible repair plan. 1. Structural Integrity Does your deck feel solid underfoot? This can be a big tell about its overall condition, but you’ll also want to check for loose, rotting, or cracked boards, or any signs of sagging or shifting. One major issue to note is the deck’s ledger board connection to the home. If this is loose or absent, it’s considered a significant structural defect. 2. Hardware The strength of any deck depends on what’s holding it together. If you see rusted or corroded nails, screws, or brackets, or missing fasteners, your deck is most definitely in need of some TLC. 3. Surface Condition Mold, mildew, and algae buildup aren’t just unsightly--they can cause a slip hazard. Warped or uneven boards, steps or patio pavers are another trip hazard that will need to be remedied. 4. Railings & Guards Some of the most common (and not immediately apparent) deck safety concerns we see as inspectors have to do with railings and guards. Loose railings, handrails that aren’t secure, or improperly spaced balusters can be dangerous, especially for kids, pets, and older adults. 5. Furniture & Surroundings Take a step back and look at your entire entertaining space. Is your grill at least 10 feet away from your home? Is your patio furniture clean, stable, and in good repair? Are there any areas with pooling water or overgrown landscaping that might be blocking walkways? Taking a few minutes to check your deck and patio now can help prevent accidents later and ensure your space is ready for a safe, enjoyable season.
